Rental terms

These terms cover every reservation made on this website with Shorecraft Rentals LLC ("we", "us") for Bay Breeze on 17 or Sunsets on 17, our two condos on 17th Street in Ocean City, Maryland. By completing a booking you agree to them and to the house rules shown on each condo's page.

Price and payment

• All prices are in US dollars. The nightly rate for a direct booking is set below our Airbnb nightly rate for the same dates.
• Every stay includes a $150 cleaning fee. There is no booking or service fee.
• The full amount is charged to your card when you book. Your reservation is confirmed when payment succeeds and you receive our confirmation email.
• Payments are processed by Stripe. We never see or store your full card number.

Taxes

Maryland law requires us to collect these taxes on short-term stays. They are shown line by line before you pay and on your receipt.

If a tax rate changes before your stay, the rate in effect when you booked applies unless the law requires otherwise.

Cancellations and refunds

Our cancellation policy mirrors the Strict policy we use on Airbnb.

• Full refund: cancel within 24 hours of booking, as long as you booked at least 7 days before check-in.
• 50% refund: cancel 7 or more days before check-in, after that 24-hour window.
• No refund: cancel less than 7 days before check-in, leave early, or are asked to leave for breaking these terms.

Refund percentages apply to the full amount paid, taxes included. Refunds go back to the card used, and your bank may take 5 to 10 business days to post them. To cancel, email rentals@shorecraft.biz.

Our calendars are shared with Airbnb. In the rare case that your dates were also booked elsewhere before our calendars updated, we will tell you right away and refund you in full.

Check-in and checkout

• Check-in is after 4:00 PM. If the condo is ready earlier, we will let you know.
• Checkout is by 12:00 PM.
• Door codes and arrival details are emailed before your stay.

Who can book, and occupancy

• The person booking must be at least 25 years old and must stay at the property for the whole reservation.
• Guests under 25 must send a copy of a government-issued photo ID before check-in.
• Each condo holds up to 8 guests, children included. Only registered guests may stay overnight.
• The condos are for residential use only. Parties and events are not allowed unless we agree to them in writing.
• No pets. No smoking or vaping.
• Quiet hours are 10:00 PM to 7:00 AM at both condos.
• No illegal activity or conduct that disturbs the neighbors. We may end a stay without a refund for serious or repeated violations, as allowed by Town of Ocean City ordinances and Maryland law.

Property disclosures

• The living areas are on the second floor, reached by a staircase. There is no elevator.
• An exterior security camera is present on the property.
• The two condos share a staircase and a first-floor laundry area. The owners' family sometimes uses the garage.

Damage

Please leave the condo as you found it. You are responsible for damage caused by you or your party during the stay, beyond normal wear. We will send photos and repair costs before charging anything.

Liability

To the extent the law allows, Shorecraft Rentals LLC is not responsible for accidents, injuries or illness on the property, or for loss of or damage to guests' personal belongings.

Changes to these terms

We may update these terms. Changes do not affect reservations already confirmed unless we say so and you agree.

Governing law

These terms are governed by Maryland law. Any dispute will first go to mediation and, if that fails, to binding arbitration, in Worcester County, Maryland.
